Ness Holiday Homes Limited acts as an agent on behalf of each of the homes for which it offers accommodation. By making a reservation on this site you are entering into a contract with the homeowner, not with Ness Holiday Homes Ltd. Ness Holiday Homes Ltd acts as an agent for each of the homes, to provide you with information on the homes and to provide an on-line reservation service.
When you book your stay, your contract is formed directly with the owner of the property. Ness Holiday Homes Ltd shall not accept any liability for the accommodation service provided to you by the homeowner, however we do our very best to ensure the property is of a suitable standard for holiday rental purposes.
A non-refundable 25% deposit is payable with your booking. The full balance is payable 8 weeks before your arrival date. If payment is not received within this timeframe then your booking will be cancelled.
A full refund will be given for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. No refunds will be given for cancellations made within 8 weeks of check-in.
If Ness Holiday Homes need to cancel a booking all monies paid will be refunded. We cannot however pay any compensation or expenses you may incur as a result of cancellation.
Check in and check out times are as detailed on the booked listing. You are obliged to leave everything in a clean and tidy condition.
All damages and breakages are the legal responsibility of you, the hirer and should be notified to Ness Holiday Homes at the time of damage/breakage and before the end of your holiday; this includes any defects or breakages to the building and its facilities. We reserve the right to charge guests for extra cleaning, breakage or damage beyond what is reasonably expected.
Ness Holiday Homes & property owners cannot accept any responsibility for any damage, expense, or loss suffered by any person(s) or property including your vehicle and its contents from any cause other than proven negligence by Ness Holiday Homes.
It is a condition of your booking that the total number of people in your property shall not exceed the declared number.
Ness Holiday Homes reserve the right to refuse bookings.
We cannot accept bookings from anyone under 18 years of age.
Ness Holiday Homes has the right to enter the property (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if repairs need to be carried out and hirers are not available).
Neither Ness Holiday Homes nor the owner can be held responsible for works that may be going on outside of property grounds.
We reserve the right to a) refuse entry to the property to any person who is deemed unsuitable to take charge of it and b) terminate the contract at any time during the hire period should the hirer or any member of the hirers party be deemed a nuisance (including excessive noise) or danger to others or cause damage to the property or surrounding area. In any of these circumstances no refund will be due.
Where wifi is available it is the responsibility of you, the hirer, to ensure that you do not break any internet usage laws. If this is not adhered to then Ness Holiday Homes reserve the right to pass any requested information onto the Police.
We operate a no smoking policy in all of our properties. Please be aware that if there is any evidence that you have been smoking in the property then we reserve the right to charge you for a deep clean of the property and furnishings.
We do not insure your holiday, and recommend that you take out a separate holiday & cancellation insurance.
Children under 16 must be supervised when on the premises or grounds.
Your booking is not transferable. You cannot transfer or resell your booking (in whole or in part) or advertise or otherwise offer any room for sale. If you do transfer or resell (or attempt to transfer or resell) your booking then we may terminate your booking and retain any money paid to us for the booking. Any bookings resold or transferred may not be honoured and we accept no liability in respect of this. We may also refuse to take any future bookings from you. If we have agreed (in exceptional circumstances) to allow a transfer of your booking (to a family member or close friend for example), then you continue to be responsible for the booking, the behaviour and conduct of the replacement guests (you will be responsible for ensuring that they comply with the Terms And Conditions detailed on this web site) and any additional charges incurred such as extras or damages, which will if required, be charged to the card you used to create the original booking.

You should read, understand and follow the safety information & instructions contained in the property welcome book. Guests are responsible for seeking clarification promptly for any information which is not understood.
Where fire doors are in place (with a self-closing mechanism) the door should never be propped open.
Guests are responsible for ensuring that the property is kept secure during their stay, this includes locking doors and closing windows while they are not occupying the premise
